Transformation Tuesday: Quiet Pond Terrace with Ron Leffler
For our first ever Transformation Tuesday, we want to highlight a property renovated by one of our favorite clients, Ron Leffler.
Ron took on a project at 10200 Quiet Pond Terrace. It was a GMU student house for 8 years, and that was pretty obvious when they started the project. While the house was not run down, there were definitely some areas that had been ignored and needed a little extra TLC.
The multi-tasking shed.
This is the patio and shed, and as you can see, it needed some love! The shed roof collapsed years before Ron took on the project, and was full of junk someone had been storing in it. After the roof collapsed, rain poured in and the junk that was there became an infested swamp of garbage and rotting wood. Gross, right?
So Ron’s first step was to remove the junk, shed, and everything around it. As they were working on this, they learned someone had built one of the posts for the deck into the shed. Yeah, you read that right, into the shed. The post had rotted out at the bottom and the entire post had to be replaced. Turns out, the shed was also doubling as a fence (kudos for multi-tasking?), and naturally had to be replaced with a regular fence.
All in all, these seemed like small tasks... just clean up the back yard and get rid of a shed, right? The project turned into 4,000 pounds of debris that had to be removed. That work paid off, though, and they ended up with a nice backyard.
Through darkness comes light.
Ron moved on to the kitchen. It was not an exciting, complicated, or expensive transformation, but made a huge difference. The main focus was to get those dark walls and cabinets lighter. The new granite, appliances, and light fixtures help, but can only do so much when the main goal is to get it lighter and brighter.
The paint and carpet was the next step. After being a student house for 8 years, can you imagine what those carpets smelled like? New carpet and a fresh paint job does a world of good.
The results?
All in all, the process took roughly 4 weeks from the tenants moving out (and leaving a mountain of junk behind) to be photo-ready. Ron noted that the hardest part of this project was the same as any project: managing the people hired to do the work. Getting every step to happen, in the right order, to achieve the intended outcome with no serious side effects.
We’re just amazed at the before and after of this property. When I look back on my own college housing, I can’t imagine anyone taking it from a student house to something a buyer would love, but Ron was able to accomplish just that.
